Why landscape contractors do not clean turf

Standard landscape contracts cover mowing, edging, irrigation. Artificial turf is a hardscape that needs vacuum extraction, brushing, TurfMist hydrogen peroxide sanitization, and infill replenishment: equipment and chemistry that landscape crews do not carry. “Cleaning” usually means a leaf blower pass and a hose rinse. That is cosmetic, not maintenance.
What HOA turf cleaning actually includes

Commercial vacuum extraction of embedded debris. Power-brushing to re-lift compressed traffic lanes. TurfMist hydrogen peroxide sanitizing (breaks down the bacteria that produce the smell at the source: surface sprays do not reach it). Infill replenishment where compacted. Drainage check. Photo documentation that goes straight into a board packet.
What it costs

Per-sq-ft above 400 sq ft: $0.75 for Refresh and Restore, $0.95 for Deep Clean. For a 5,000 sq ft common area on a quarterly Refresh plan: $3,750 per service × 4 = $15,000/year. For a 2,000 sq ft pet-relief zone on bi-annual Restore: $1,500 per service × 2 = $3,000/year.
Quarterly maintenance plans get 10% off the per-service price. Annual contracts billed quarterly are standard for HOAs.
Structuring the contract
What a real HOA contract should include: specific cleaning dates locked in (not “as available”), per-visit scope in writing, photo documentation delivered to the property manager after each service, COI naming the HOA, 30-day cancellation, no auto-renewal traps. Emergency response clause (48 hours) for resident complaints between scheduled visits.
Will our existing landscape contractor handle this?
Almost never. Most landscape companies do not have the vacuum equipment, the hydrogen peroxide chemistry, or the training. Ask them specifically what they do for artificial turf. Usually the answer is “blow it off.”
How disruptive is the cleaning to residents?
Minimal. Work outside peak hours. Pet-safe products mean the turf is walkable within 30 minutes. We provide resident notification templates (email, app push, signage) if your community wants to communicate the schedule.
